Emerald Industrial Lot Sold
An industrial property in the Queensland Central Highlands regional centre of Emerald has been sold by Ray White Commercial (Qld) and Ray White Emerald.
Lot 51 Macaualy Access Road, Emerald, was sold with vacant possession for $320,000 +GST to a local business owner by Dan Costello of Ray White Commercial (Qld) and Mark Muldrew of Ray White Emerald.
Dan Costello said the Expressions of Interest (EOI) marketing campaign attracted 10 enquiries and seven formal offers.
“The target market was deemed to be established local business owners, adjoining owners seeking expansion capabilities, and speculative investors,” Dan Costello said.
“A shortlist of four parties were then encouraged to make their best and final offers on a contract of sale with deposits paid before presentation to the seller for acceptance. The successful offer came from a local business owner with intentions to occupy the site for use as an equipment display yard and depot.”
Mr Muldrew said the property with a total land area of approximately 4,047 sqm was located adjacent to the Gregory Highway heading north out of Emerald.
“Improvements included a free standing, open sided warehouse and a demountable office with staff amenities,” he said.
“The site is zoned low impact industry and provides easy access to major transport routes throughout Central Queensland.”
